For homeowners in West Norfolk

Need a builder? Get it quoted.

Tell us the job once. We pass it to up to three local builders who get in touch to quote. Free, and no obligation. King's Lynn, Hunstanton, Downham Market and everywhere in between.

Before you start

Do you need permission?

Most single-storey rear extensions can go up to 3m on a semi or terrace, or 4m on a detached house, without planning permission, as long as they meet the permitted development limits. A prior approval can take that to 6m or 8m.

Anything bigger, two-storey extensions, new houses and most work in a conservation area or on a listed building need planning permission.

Building regulations apply to almost every extension, whether or not it needs planning permission.

General guidance for England, not legal advice. The council's planning team can confirm for your house, and the government's Planning Portal has the details.

Hiring

What to ask a builder.

Good to know

Straight answers.

Does it cost anything?

No. It's free for homeowners. Local firms pay us to hear about jobs.

How many firms will contact me?

No more than three for each trade you pick.

Are the firms checked?

No. We pass jobs on, we don't vet anyone. Ask for insurance, references and a written quote before you go ahead.
